The Future of Freehold
in partnership with SAY
“Easier, faster, fairer and cheaper.”
The property market has experienced times of turmoil and greatness since the Government announced plans to tackle the growing problem of newly built houses sold as leasehold rather than freehold, and to limit ground rents on new lease agreements back in December 2017.
The entire property lifecycle faced challenges stimulated by Brexit and Covid in 2020 but 2021 saw more promising signs for the market; buying and selling activity accelerated, the stamp duty holiday was announced and in January 2021, Housing Secretary at the time (Robert Jenrick) announced that millions of leaseholders will be given the right to extend their lease by a maximum term of 990 years at zero ground rent.
The legislation in summary:
Millions of leaseholders will be given a new right to extend their lease by 990 years
Changes could save households from thousands to tens of thousands of pounds
Elderly also protected by reducing ground rents to zero for all new retirement properties
But what does this mean for managing agents, housebuilders and developers?
On Wednesday 16th November SAY and deverellsmith will act in partnership to host ‘The Future of Freehold’ breakfast event, which aims to offer insight and education on the leasehold legislation update and what challenges and opportunities the changes bring.
The discussion will be led by Debra Yudolph, Partner at SAY Consulting, with contributions from other industry leaders including:
James Duncan, Winkworth Sherwood
Charlotte Gilchrest, Argent Related
