Head of Operations - Build-to-Rent

We are working with a forward-thinking Build-to-Rent owner & operator, managing a growing portfolio of premium properties across the UK. With a target of over 5,000 operational units in the coming years, they pride themselves on delivering exceptional rental experiences in prime city-centre locations.
The Role:
We're seeking a driven, entrepreneurial leader to head up the Operations & Property Management (PM) function. This is a rare opportunity to shape and scale a world-class operation, setting new standards for resident satisfaction, operational excellence, and financial performance.
Key Responsibilities:
- Develop and execute strategies to align PM operations with Build-to-Rent objectives.
- Lead, mentor, and inspire teams, including General Managers, to deliver exceptional results.
- Recruit, train, and develop a resident-focused and high-performing workforce.
- Establish consistent operating standards and ensure regulatory compliance across the portfolio.
- Drive efficient rent collection, proactively manage arrears, and minimise debt levels.
- Enhance resident satisfaction and retention through feedback-driven initiatives.
- Collaborate with Finance to optimise budgets, track performance, and drive NOI growth.
- Maximise occupancy, rental income, and overall operational efficiency.
- Manage seamless handovers of new properties and identify value-add opportunities.
- Oversee IT systems and adopt PropTech to improve operations and resident engagement.
About You:
- Entrepreneurial and results-driven, with a passion for delivering exceptional resident experiences.
- Proven track record in property management, ideally within the Build-to-Rent or residential sector.
- Strong leadership skills, with experience managing and developing teams.
- Strategic thinker with a hands-on approach to operational challenges.
- Excellent communication and stakeholder management skills.
