Your Responsibilities: As a Sales and Lettings Manager, you will be the driving force behind their success. Your responsibilities encompass a range of exciting challenges, including:

Strategy:

  • Craft and execute a lettings strategy that ensures optimal occupancy and revenue, making waves in the market.
  • Keep a close eye on key sales metrics, identifying trends, concerns, and opportunities. Your insights will be pivotal to their growth.
  • Provide valuable input to enhance revenue and communicate necessary changes to their internal teams and clients.
  • Stay ahead of the curve with competitor analysis and maintain a strong grasp of the wider marketplace.
  • Showcase in-depth product knowledge of their property, ensuring you understand and promote their unique value proposition.

Team, Training, and On-site Activity:

  • Foster team retention by meeting and exceeding targets and ensuring all potential members are actively engaged.
  • Keep a meticulous track of sales metrics to ensure a seamless customer journey through their sales funnel.
  • Collaborate with site teams to ensure proper management of inquiries and adherence to sales processes and policies.
  • Review and provide feedback on the customer sales journey, encompassing everything from show flats to online viewings and social media engagement.
  • Develop innovative approaches to boost enthusiasm within property teams, especially during critical sales periods.
  • Lead and participate in sales meetings, where you can share best practices and suggest improvement opportunities.
  • Skillfully handle objections from sales inquiries and offer support to property and regional teams.
  • Expertly manage the booking system and handle change requests.
  • Work closely with the marketing department to align their efforts and achieve the numbers they're aiming for.
  • Ensure feedback is effectively relayed to the broader revenue and partnerships team.
  • Demonstrate flexibility and seamless collaboration with colleagues.
  • Personally conduct viewings with prospective customers.

Clients:

  • Take the lead in managing client relationships from a sales perspective, keeping them informed about changes to their strategy and gaining necessary approvals.

Partnerships:

  • Identify international agents to support property requirements and collaborate on strategy implementation.
  • Cultivate local relationships with key stakeholders to explore corporate and nominations deals.

Other:

  • Prioritise health and safety in line with company policies.
  • Exhibit flexibility and adaptability to changing circumstances.

Your Skills: To excel in this role, you will need to bring:

  • A proven track record in achieving occupancy from within a BTR, Co-Living or PBSA background
  • Strong analytical abilities, including budget management and report writing.
  • Intermediate to advanced proficiency in Microsoft Office Suite (Word, Excel, and Outlook).
  • Excellent presentation skills.
  • The ability to work autonomously, meet tight deadlines, and collaborate effectively within a team.
  • Exceptional organisational and time management skills.
  • Strong negotiation skills.
  • The capability to present to stakeholders when required.
  • Excellent interpersonal skills for effective interaction with people at all levels.
  • A knack for achieving goals and targets within set timescales.
