Property Manager - Temporary Accommodation & ASTs
Location: London
Hours: Monday to Friday, 9 am-6 pm
Salary: £30,000 - £40,000
Contract Type: Full-Time, Office-Based
Our Client are a rapidly growing company with a history of supporting local authorities in providing temporary accommodation. Their core business involves managing a portfolio of properties on behalf of landlords, ensuring they receive guaranteed rent while offering these properties to those who need them most. With backing from a PE firm they've been on an exciting growth trajectory, and are looking for dedicated, ambitious individuals to join their team.
Role Overview:
As a Property Manager, you will play a key role in ensuring the smooth operation of their property portfolio, particularly focusing on temporary accommodation and ASTs. You will be the primary point of contact for tenants, councils, and contractors, handling everything from maintenance requests to property inspections and compliance checks. This is a varied, hands-on role that requires excellent customer service skills and the ability to manage multiple priorities.
Key Responsibilities:
Maintenance Management: Handle tenant and council inquiries regarding repairs. Coordinate with contractors, provide updates to stakeholders, and manage the end-to-end repair process, including approving invoices and tracking payments.
Inspection Reports: Review mid-tenancy inspection reports, negotiate repairs with clients, and ensure recommended improvements are carried out efficiently.
Client Relationships: Maintain regular communication with clients and councils to ensure high levels of service. Provide feedback to the senior management team to help enhance our offerings.
Property Assessments: Conduct on-site visits as needed to assess damage or disrepair, offering advice and organising necessary repairs.
Safety Compliance: Oversee critical safety audits, including landlord licenses, gas safety certificates, Electrical Installation Condition Reports, and more.
Notice to Quit (NTQ) Management: Process NTQs from clients, coordinating with internal teams to manage re-lets or return properties to landlords.
Performance Reporting: Regularly report on the performance of individual and team targets, contributing to our overall success.
