Job title: Resident Manager

Location: Lewisham

Salary: £30-33k

In the property sector and have lettings experience? Looking for a change? I'm working with build-to-rent company that are looking for a Resident Manager to join their every growing in Lewisham team.

The Resident Manager plays a vital role ensuring an outstanding and effortless living experience for residents. Collaborating with the team, the Resident Manager optimises neighbourhood occupancy and maintains properties to a high standard for viewing.

Key Responsibilities & Accountabilities:

  • Serve as the primary customer-facing representative for current and prospective residents.
  • Ensure exemplary experiences for residents from initial inquiry to move-in and throughout their residency.
  • Conduct property viewings as requested by the Customer Hub/Site Team, facilitating reservations and handovers.
  • Identify and implement improvements to elevate expectations and service standards.
  • Drive customer/resident satisfaction across all platforms (Zendesk, Google, Home views, Hubspot).
  • Achieve budgeted targets for occupancy, pricing, revenue, and Net Promoter Scores.
  • Complete inventory check-in and check-out reports using Inventory Base.
  • Perform inspections of occupied and vacant properties, reporting maintenance issues or breaches.
  • Manage the move-out process, including deposit release via the TDS Custodial scheme.
  • Accurately report and record all activities per Get Living controls, processes, and policies.
  • Ensure 100% accuracy of data recording in Yardi.
  • Support office functions and resident availability by managing phones, lobby spaces, and parcels; adopt various Resident Manager roles as needed.
  • Assist team members with ad hoc tasks as required.
  • Manage utility bills for void units and update utility companies with tenancy changes.

Qualifications & Experience:

  • ARLA or equivalent property qualification (Level 3 essential, Level 4 desirable)
  • Intermediate to advanced computer skills, including Microsoft Office (Excel, Word) and industry-related systems (e.g., Yardi, RentCafe, Hubspot).

  • Excellent attention to detail with an organise approach to prioritising tasks.
  • Strong written and verbal communication skills.
  • Exceptional interpersonal skills, confident in engaging with residents, senior management, and external providers.
  • Self-motivated and proactive.
