Job Title: General Manager - Build to Rent (BTR) - up to £60,000+ Disctretionary 15% bonus
Location: Birmingham Centre

About the Role:
We are seeking an experienced and dynamic General Manager to lead the operations of a brand-new Build to Rent (BTR) scheme, set to open in early 2025. This is an exciting opportunity for a highly motivated and experienced individual to manage a prestigious development in one of Birmingham's prime locations. You will oversee a diverse team of over 10 members, including a Facilities Manager and Leasing Manager, front of house, maintenance, ensuring the smooth operation of this state-of-the-art residential and commercial estate.

Key Responsibilities:

Operational & Compliance

  • Oversee the autonomous management of the entire estate, including both residential and commercial elements.
  • Gain full operational knowledge of apartment and communal area systems to ensure smooth functioning.
  • Coordinate with main contractors and third-party service providers to handle snagging and defect management efficiently.
  • Manage apartment move-ins, working closely with the leasing team, concierge, and service providers.
  • Assist the Facilities Manager in monitoring stock levels and maintaining health and safety compliance.
  • Take ownership of property management systems, prepare reports, and manage bank accounts/payments, including debt management.
  • Ensure up-to-date knowledge of industry technology, standards, and processes to drive operational improvements.

People Management

  • Lead a motivated and ambitious team of 10+, fostering a positive work environment and focusing on team wellbeing and development.
  • Support recruitment efforts for new team members when required.
  • Work alongside the Facilities Manager to manage the snagging process with developers.
  • Build strong relationships with senior team members, investors, stakeholders, and clients across the business.
  • Attend regular meetings to ensure seamless communication between Operations and Leasing teams.

Customer Experience

  • Take full ownership of the resident experience, delivering exceptional customer service in line with the Standard Operating Procedures.
  • Handle complaints with empathy and resolve issues efficiently to maintain high levels of resident satisfaction.
  • Manage resident tenancies, including ASTs, move-ins, renewals, and move-outs, ensuring a seamless experience.

Commercial Management

  • Oversee the wider estate, including commercial tenants, and collaborate with accountants to ensure timely payments.
  • Work closely with the estates management team to ensure smooth estate operations.
  • Support the Leasing Manager in tours and leasing efforts to optimise occupancy and revenue.

About You:
We are looking for someone with a proven track record in operational leadership within the Build to Rent, Co-Living, or PBSA sectors. You will have:

  • Significant experience in managing large-scale residential estates, including both residential and commercial elements.
  • A hands-on approach to management with the ability to solve problems and drive operational efficiency.
  • Strong leadership skills with experience managing and motivating a large, diverse team.
  • A passion for delivering exceptional customer service and enhancing the resident experience.
  • Knowledge of health and safety regulations, compliance, and financial management.
