Job Title: Lettings Negotiator

Location: Oxford

Salary: £24,000 basic, OTE £35,000, plus car allowance of £3,045 and commission of 0.4% of fee income.

Overview: We are seeking a motivated Lettings Negotiator to join our client's expanding team in Oxford! Your primary goal will be to successfully let a variety of properties while achieving individual and branch targets. You will play a key role in registering and managing a list of applicants, ensuring consistent communication and presenting them with new property opportunities. You will also be responsible for creating lettings documentation and ensuring compliance with our client's Residential Letting Standard Operating Procedures (SOPs). Additionally, you will help expand our client's database and support the growth of the branch in alignment with our client's business objectives.

Key Responsibilities:

  • Register applicants using our client's software.
  • Maintain regular communication with applicants and ensure they are matched with suitable properties.
  • Schedule and conduct property viewings.
  • Source properties from other agencies when feasible.
  • Network and identify new business opportunities to enhance our client's service offerings.
  • Adhere to SOPs for Residential Lettings.
  • Comply with current legislation in all lettings activities.
  • Provide information and guidance to both landlords and tenants.
  • Communicate regularly with clients throughout the marketing and letting process.
  • Follow up on viewings and provide constructive feedback to landlords.
  • Manage and negotiate incoming offers.
  • Generate necessary lettings paperwork.
  • Ensure all financial and compliance requirements are met prior to tenant move-ins.
  • Provide professional assistance to the public in the office and address general inquiries.
  • Support colleagues during busy periods or holidays.
  • Attend regular team meetings to discuss progress and strategies.

Essential Skills, Knowledge & Qualifications:

  • Strong customer service and client relationship skills.
  • Proven experience in the residential lettings sector.
  • Excellent negotiation abilities.
  • Strong organisational and administrative skills.
  • Proficient in MS Office applications.
  • Team-oriented with effective interpersonal skills.
  • Numerically adept.

Desirable Skills, Knowledge & Qualifications:

  • Familiarity with the local residential lettings market.
  • Experience using Reapit software.
  • Enthusiasm and a proactive approach to various tasks.
  • Ability to thrive in a fast-paced environment requiring flexibility.
