Job description

Deverellsmith are partnering with a new BTR operator across London seeking talented property managers looking to make an impact on a growing business with exciting times ahead. You will have experience in property management with ambition to develop your career forward.

Role purpose:

Management of PRS units, acting as the main point of contact for residents, as well as responsible for optimising operating margin and performance of units within their portfolio patch. Ensuring compliance in line with legislation, for both PRS units and tenancies. Optimising customer service to increase rent values and tenant retention. Responsible for reducing void periods and consequently rental losses.

Main Responsibilities:

Tenant point of contact - Be primary point of contact for tenant's, building positive customer relationships and assisting with any queries. Welcome calls for new tenants, providing information on their property. Attending resident meetings to assist with any PRS queries. Includes mid tenancy adjustments - responding to and processing any requests, including collecting and reviewing tenant documentation in line with right to rent legislation, submitting for referencing process and reviewing outcome, executing new tenancy. Complaints - following complaints process for any complaints raised in their name, including finding resolution. Includes assisting with the resolution of any MP and Cllr enquiries.

Coordinate void works including agreeing specification and cost of works, ensuring works are completed on time and to the correct standard, ensuring all H&S checks are in place before tenancy starts. Includes Legionella compliance - organise flushes in the required frequency and ensure all required documentation in place during void periods.

Tenancy renewals - complete tenancy renewal, which includes establishing and negotiating rent increases, to ensure both tenant retention and rent levels are optimised. Processing documentation in line with legislation and within required time period. Good knowledge of the rental market required to assist with rent negotiation and working with lettings teams and external agents to ensure units are let.

Ensuring Tenancy compliance in line with legislation - includes Right to rent checks - for any expired right to rent documentation, obtaining new documentation from tenants and pursue action if not provided. Legal action - working with inhouse and external legal teams for any action required, such as ASB and subletting, including assisting with documentation, serving of notices and sometimes attending court. Deposit handling - processing end of tenancy deposit returns in required timeframe, decision making surrounding deposit deductions and handling any deposit disputes, processing returns through finance.
