Role Purpose
My client, a leading real estate consultancy, is seeking a Commercial Senior Surveyor to join their commercial team. This role involves managing assets for high-profile investment management clients, with a high degree of autonomy and regular client meetings.

Key Responsibilities
- Play a key role in the client-focused surveying team.
- Perform analytical budgeting and reporting directly to the fund.
- Participate in departmental strategies, projects, and business development activities.
- Ensure effective transition of clients/properties on acquisition and sale.
- Collaborate with FM team and building managers to ensure compliance with legislative and procedural requirements.
- Conduct regular property inspections and prepare client reports.
- Approve data in management reports and attend client meetings.
- Manage financial aspects of rents, service charges, and insurance premiums.
- Liaise closely with Asset Management and Investment teams.
- Review and approve service charge budgets, cash flow, and reconciliations.
- Support clients' ESG strategies with internal and external specialists.
- Engage in occupier meetings and initiatives.
- Review tenant applications and prepare client recommendations.
- Coordinate with retained property lawyers.
- Drive performance and adherence to KPIs, supporting the delivery of market-leading service.
Person Specification/Requirements
- Relevant property/real estate degree with property management experience.
- MRICS or AssocRICS preferred; candidates working toward APC considered.
- Ability to build and maintain effective long-term relationships internally and externally.
- Knowledge of property management law for informed recommendations and strategic decisions.
- Strong landlord and tenant knowledge for lease advisory decisions.
- Forward-thinking and proactive.
- Understanding of VAT, banking, and financial control.
- Proficiency with IT software (Word, Excel) and accounting/information databases like Tramps (training provided if needed).
- Capability to supervise and develop team members.
- Excellent presentation skills.
