Purpose of the Role:
As Lettings Manager, you will be responsible for managing and growing the lettings portfolio within a single branch. This will involve overseeing the full lettings process, from marketing properties and conducting viewings to negotiating contracts and managing tenant relationships. You will also be expected to drive business development, enhance customer service, and ensure compliance with all relevant regulations. Key Responsibilities:
- Team Leadership & Development:
- Manage and lead the lettings team within the branch, setting performance targets, providing coaching, and ensuring high standards of service delivery.
- Conduct regular team meetings, one-to-ones, and performance reviews to motivate and develop team members.
- Foster a positive, high-performance culture within the team.
- Business Development & Client Relations:
- Generate new lettings business through effective lead generation, networking, and relationship-building with landlords, property investors, and developers.
- Conduct property valuations, secure new instructions, and manage the listing process.
- Build and maintain strong, long-term relationships with landlords, tenants, and service providers.
- Maximise occupancy rates and rental income across the lettings portfolio.
- Operational Management & Lettings Process:
- Oversee the full lettings process, including marketing properties, conducting viewings, negotiating rental agreements, and managing tenant move-ins.
- Ensure compliance with all relevant laws and regulations, including tenant fees, health & safety, and property management standards.
- Manage tenant and landlord expectations, addressing any issues or concerns in a timely and professional manner.
- Ensure smooth day-to-day operations of the lettings function, maintaining high levels of customer satisfaction.
- Financial Management & Reporting:
- Monitor the financial performance of the lettings department, ensuring profitability and cost-effectiveness.
- Set and track key performance indicators (KPIs) for lettings targets and team performance.
- Provide regular reports to senior management on lettings performance, offering insights and recommendations for improvement.
Skills & Experience Required:
- Proven experience in lettings management, ideally as a Lettings Manager or Senior Lettings Negotiator with experience leading a team.
- Strong knowledge of the lettings market, property management, and current legislation.
- Excellent leadership, communication, and interpersonal skills, with a track record of managing and motivating a team to achieve targets.
- A proactive, results-driven approach with a focus on achieving business goals.
- Strong negotiation skills and the ability to build and maintain lasting client relationships.
- Good organisational and time-management skills, with the ability to handle multiple tasks in a fast-paced environment.
- In-depth knowledge of property management software and CRM systems.
- ARLA or equivalent lettings qualification is preferred but not essential.
- Full UK driving licence and access to a vehicle (desirable).
